Real estate investment trends: redistribution towards value-add strategies

The latest breakdown of real estate investment trends via strategy and sector shows that there has been an increase in appetite for risk as vaccination programmes and the prospect of restrictions lifting are on the rise. In particular, whilst core and core-plus strategies were previously most favoured by investors, we are now seeing movement towards resilient sectors with higher asset-level risk: this is simultaneous with a shift away from logistics towards the hospitality and residential sectors.

Figures from June showed a substantial increase in investor appetite for value-add real estate strategies. Twice as many investors expressed a desire to gain exposure to that risk-return profile than to any other. This reversed the trend in May when more favoured core and core-plus strategies.
